The Snellville City Council voted June 11 to approve a conditional use permit that will allow for the renovation and reopening of the former Sims gas station at the intersection of Henry Clower Boulevard and State Route 124/Scenic Highway.

The triangular property currently contains a single concrete block building, canopy, fuel pumps and related parking. Originally developed in 1986 as a gas station, in October 2011 the station was closed; the property has been vacant ever since.

Though the property is currently 0.54± acres, a portion of the property that forms the corner of the intersection is being taken by GDOT for work related to the ongoing Displaced Left-Turn Intersection improvement at Scenic Highway and US-78/Main Street.

Approval came with conditions related to landscaping, sidewalks, lighting and signage. Before opening, the redeveloped building must use a combination of brick, stone, and stucco on the exterior and submit a plan for review and approval by the city. Uses involving adult entertainment, including any sale or display of adult magazines, books, or videos and as further defined by the city’s adult entertainment ordinance are prohibited.
