The Forsyth County Planning Commission will hold public hearings on a Master Planned District rezoning proposal, as well as a significant commercial development, later this month.
One of the hearings is on a rezoning request by Ridge 19 LLC, which seeks to rezone almost 30 aces from restricted industrial district to master planned district. The developer seeks to develop 97 residential lots with a density of 3.30 units per acre and create 24,000 square feet of commercial retail with 131 parking spaces.
The developer is seeking to reduce the required commercial and office use from 25 percent of the development to around 11 percent on the property, which is on the east side of Ga. 400 about 3,200 feet north of Crossroads Road.
Commissioners will also will also consider the Kroger Company’s request to rezone almost 27 acres from restricted industrial district and agricultural to commercial business district. The company wants to develop more than 141,000 square feet of commercial businesses with 658 parking spaces at the intersection of Bethelview and Castleberry roads.
