The Holly Springs City Council has approved a request to rezone nearly 54 acres to allow the construction of up to 160 single-family homes.
The applicant, FL-Hickory LLC, proposes combining seven tax parcels and multiple zoning categories into one zoning classification, Planned Development Residential, for the project to be built northwest of Hickory Flat Highway (Ga. 140) and East Cherokee Drive.
The Council on Monday approved the rezoning on certain conditions including that the homes have at least 1,800 square feet; and that the builder, SR Homes, works with the city on open space, landscaping, architectural, traffic and other issues, and complies with setback and buffer requirements.
Also, the developer was directed to create a mandatory homeowners’ association and submit covenants and documents for city review; pay a mitigation fee of $1,040 per lot to the Cherokee County School District; and contribute $20,000 toward the purchase of fire department equipment to Cherokee County Fire and Emergency Services.
