Forsyth County commissioners want to get a handle on senior demographics both present and future with a view to having hard numbers when discussing age-restricted zoning and making land-use decisions.

Commissioners voted during a recent work session to direct staff to work up a request for proposals for an outside consultant to study the issue. The study idea would then come back to the board for approval.

Commissioners said the study would cover such things as an inventory of age-restricted housing by district, projections on county residents retiring locally, how many seniors may be moving from elsewhere to take advantage of the county’s exemption on school taxes and the absorption rate for senior-type housing being approved.

County attorney Ken Jarrard says officials didn’t want to set up a bunch of subdivisions to fail, with developers coming back pleading for removal of the age-restriction down the line.
