Why they sold: The Polands put their Cobb County home on the market after waiting for property values in the Kingsbridge neighborhood to recover from the recession. Their 9-year-old son, Harrison, was attending a private elementary school, but that school did not have a high school. The couple wanted to purchase in a school system where he could attend a public high school.
“Since the interest rates were low and there was a good market in our neighborhood, we thought we should look into it,” said Tina, a media and advertising specialist.
The Polands decided to look for a home in north Fulton County, which was also close to Tyler’s job as a medical technologist.

What it took
It took only a weekend for their home to go under contract, which they attribute to a fast-moving summer selling market. They received several offers. Their real estate agent, Sara Ohmer with Harry Norman, Realtors-Buckhead, helped the couple price their home for just under $300,000 to attract buyers.
“It really was not a headache,” Tina said. “Timing was probably on our side.”
Selling features included extra spaces, such as a master with a sitting room, a theater room and a finished basement. The home was on a cul-de-sac in the Kingsbridge neighborhood, which offered amenities including a pool, clubhouse and playground.
“It’s a small, quiet neighborhood,” Tina said.
Potential stumbling block
They closed on the home in May. The Polands knew they wanted to purchase a home in north Fulton County, so they only looked at available homes in that area, which made the search easier. They purchased a four-bedroom, three-bath home built in 1988 with a pool in Roswell in May.
The hardest part of the process was the initial adjustment to the move. Harrison was transitioning to a new school as a third-grader and Tina had volunteered at their previous school, so it was not easy to leave. Ultimately, the Polands knew that the move was the best thing for Harrison. Their home is in the Roswell High School district.
“When we talked to our son initially, he thought we were getting a second home,” Tina said. “It is still a transition and there are still things we need to work on, but he seems to be thriving.”

Getting into a habit of keeping your home clean can serve you well during the selling process. They were able to leave at a moment’s notice so that the house could be shown.
