By now, it’s a well-known trick of the trade that real estate agents will pop some chocolate chip cookies in the oven to make a property seem more inviting for an open house.

But what about adding some holiday decorations? That's the strategy being used at one Brookhaven property, listed for a cool $1.89 million.

Mike Toltzis, with SET Real Estate Group, said they wanted to add a merry touch to the modern build.

“We thought we’d get a little festive so we hired a local professional company to put white Christmas lights on the exterior of the home,” Toltzis said in an email.

The property, 1546 Windsor Parkway NE, sits between Brookhaven and Chamblee, nestled off Peachtree near Oglethorpe University.

The home is a spacious 5,500 square feet on a half-acre lot.

Toltzis described the six-bedroom, six-full-bathroom property as having a “Los Angeles type feel.”

“Once you pull up and walk into the foyer with glass railings, the attention to detail along the staircase and top landing is amazing,” he said via email.

The property also has 12-foot ceilings, a 60-inch custom fireplace and three-car garage.

According to Curbed Atlanta, a split level home that previously sat on the lot sold in 2017 for $460,000.
