Rocklyn Homes wants to build 230 townhomes to a 32-acre property near Spout Springs Road, Braselton Highway and I-85.

Developers want to bring 230 townhomes to property near a busy Gwinnett County high school.

According to a rezoning application filed with Gwinnett's planning commission, Rocklyn Homes is seeking to bring the significantly sized development to about 32 acres near the Buford-area intersection of Braselton Highway and Spout Springs Road. The property also abuts I-85 and is about half a mile west of Mill Creek High School.

The proposed townhomes would be nestled in a "gated, single-family" community that would include a nearly eight-acre park space. Other amenities would include a pool, clubhouse and tennis courts.

The townhomes would likely be about 2,000 square feet and sell in the high $200,000s, documents said.

The majority of the property in question is currently zoned C-2, or "general business district." Perhaps sensing a future argument about increased traffic in the area, developers suggested in their application that their project "would actually generate fewer vehicle trips" than if the property were developed under its current zoning.

The townhome proposal is just one of several currently scheduled to be considered by the planning commission during its Dec. 7 meeting.

Other proposals include Netherworld Haunted House's possible relocation to Stone Mountain, a retirement community pitched near Coolray Field and a farm that wants to offer pick-your-own berries and a permanent market near Loganville. A new RaceTrac convenience store is also proposed near Beaver Ruin and Shackleford roads.
