Trammell Crow moving ahead with proposed mixed use in Avondale

After giving his first public presentation this week, Trammell Crow residential developer Justin Adams said the company is moving ahead with its proposed mixed-use project in western Avondale Estates. After hearing residential feedback during an architectural review board meeting, plans will get some revision.

“They’ll be some softening of the façade,” Adams said. “That means warmer colors, less of an industrial look. We’ll also work with the city on better connectivity with downtown.”

The project, called Alexan Gateway, covers 4.3 acres and calls for 290 apartments and 5,000 square feet for a coffee shop and restaurant. There will also be a public courtyard opening to North Avondale Road, an outdoor dining area, public benches and a bike rack.

The property, on North Avondale between Hillyer Avenue and Maple Street, is under contract and Adams hopes to close this fall with the full build out taking about 24 months.

The project comes just as this west Avondale Estates/east Decatur district begins adding considerable density. Two projects, one next door to Trammell Crow’s site, and another 200 yards further west in Decatur, are well underway. Another possible development, less than a quarter mile northwest on North Acadia Road, appeared to gain teeth this week with 11 property owners petitioning Decatur for annexation.

Adding up the four developments shows that in the next three to four years a total 1,322 apartments, 47,000 square feet of retail/restaurant and a 52,000-square foot grocery could come online within several hundred yards of each other.
