Smyrna adds 59 detached townhomes to Belmont

The Smyrna City Council voted recently to add 59 single-family detached townhomes to the Belmont Redevelopment Project. That decision led to the elimination of a four-story mixed-use building with 164 units of independent senior housing and 5,000 square feet of commercial/retail space wrapped around a parking garage.

Opposed were Councilwomen Andrea Blustein and Susan Wilkinson with Councilman Charles Welch absent. Blustein expressed “disappointment” over the loss of senior housing, but Wilkinson offered no comment.

In favor were Councilwoman Teri Anulewicz and Councilmen Ron Fennel, Derek Norton and Doug Stoner.

For Belmont Commons and Belmont Cottages, David Weekley Homes proposes to develop the townhomes at the northwest corner of Atlanta Road and Belmont Boulevard on 3.3 acres to be purchased from Halpern Enterprises.

This Pod B gated community will have a density of 17.97 units per acre with zero lot line townhomes that will have around three feet of building separation.

In January 2009, Smyrna originally rezoned the Belmont Hills project for a mixed-use development of retail shops, restaurants, office space, independent living senior housing, luxury apartments, condominiums, townhomes and single-family detached housing. This development was planned to have maximums of 127,088 square feet of commercial space and 902 residential units.

Since then, several changes have been approved by the city about the multi-family use, street designs and the single-family detached development and to allow for a 30,000 square-foot medical office building in place of the 18,000 square-feet of commercial/retail space.

Pod B is the remaining portion of the project yet to be developed.

  • The Halpern Enterprises has completed the commercial/retail space on Phase I of Pod A.
  • Halpern Enterprises has started construction on the medical office building on Phase II of Pod A.
  • David Weekley Homes has constructed more than half the homes in the single-family subdivision on Pods C and D.
  • Wood Partners has completed the multi-family development on Pod F.
