A townhouse project and the construction of a city road were approved 5-0 recently by the Powder Springs City Council with $158,650 in waived city fees.

That means economic incentives will be given to the Douglas Assets Company of Norcross as it develops a 60-unit townhome community in the city’s downtown.

Powder Springs City Manager Pam Conner told the AJC on Oct. 1 this community will be an expansion of the Park Place Townhomes near the city’s Municipal Court building.

Property for the townhome expansion will be purchased by the Douglas Assets Company from the Powder Springs Downtown Development Authority.

With closing set no later than Oct. 15, the city’s development agreement involves $158,650 in waived city fees of $453,061 to the Douglas Assets Company.

Each townhome unit must have exterior finish of 65 percent stacked stone and 35 percent Hardie board siding with black lifetime architectural shingles, five-feet by 15-feet deck balconies and a front porch with covered roof.

For the interior, each townhome unit must have 1800 to 2000 square feet, granite in galley kitchens, LED lighting, gas fireplace with stacked stone, stainless steel appliances, 70 series double-pane windows, low-e glass with argon, hardwood flooring throughout, Travertine in all bathrooms, stand-up Travertine showers, eight-foot doors, Wi-Fi door locks, wide staircases, garbage disposals, dishwashers and soft-close drawers and cabinets.

Construction must begin on the townhomes and the street no later than Dec. 15.
