The Johns Creek City Council has approved, with staff-recommended conditions, a developer’s request to rezone about 7.4 acres on Jones Bridge Road for single-family homes.

The council approved the request by Edge City Properties Inc. to rezone two tracts at 10655 and 10725 Jones Bridge from AG-1 (agricultural) to R-4 (single-family dwelling) and to grant a variance to reduce front-yard setbacks from 35 to 20 feet for the 17 lots in the subdivision.

In a report to the council, staff recommendations included minimum lot sizes of 9,100 square feet; 10,000 to 16,000 square feet for lots adjoining The Gates subdivision, and 18,000 square feet for lots adjoining the Wynbridge subdivision.

Also, density not exceeding 2.28 units per acre; all dwelling units with at least 50 percent brick or stone on all four facades; each house having at least 2,200 square feet of heated floor area; a “common area” outside a detention pond with at least one amenity; right-in and right-out access from Jones Bridge Road, and no curb cut from Morton Road.
