The Duluth City Council voted recently to approve a zoning change for 14.91 acres along Peachtree Industrial Boulevard for a mixed-use development targeting active seniors age 55 or older. The property, to be known as Marketplace Village, is south of Peachtree Industrial Boulevard and west of Main Street (formerly Chattahoochee Drive), near Sugarloaf Market.

The developer, Wilwat Properties Inc., proposes a master concept plan to include office, medical, retail and restaurants in addition to a residential area. The senior living area will contain a maximum of 128 age-restricted housing units with a maximum density of 18 units per acre. Access will be via two driveways, one on Main Street and one on Peachtree Industrial Boulevard.

Approval by the council included recommendations from the Planning Commission related to architecture and urban design, landscaping, fencing, transportation, parking, roadways, stormwater facilities, street lighting and signage.
