The new two-bedroom, two-and-a-half-bath home in Pinewood Forest, a community in Fayetteville, was designed by architect Lew Oliver and built by 1023 Construction.

A whimsical planter from Tuesday Morning sits on the concrete counter in the powder room. The bathroom features a full-length mirror above the sink and a cathedral window mirror on the other end.

The brick is vintage from a factory in Chicago. Sourced by Dana Lynch Design for the Pinewood Forest homes, some of the bricks have graphic etchings, while others say "Chicago Brick Co." "I just loved the color variations in these bricks and the texture. It gave it a very calm and welcoming feel, without overpowering the space," said homeowner Mimi Tin.

The stainless steel vent hood brings a modern element to the vintage brick backsplash. The oversized spoon and fork accessories appealed to her because they seemed "larger than life," Mimi Tin said.

A chandelier Mimi Tin found at a vintage shop in Paris hangs over the Artur extending dining table from the Birch Lane Heritage collection that, when folded out, can accommodate 10 to 12 people. "With everything in this house, it's multifunctional," she said.

Mimi Tin designed her Louis fireplace mantel with Phil Saylor from Tuscan Stone Mantels. "I'm always inventing and always creating new things," Tin said.

The wooden treads on the steel stairs were stained to match the reclaimed wood floors. Light hues, such as oatmeal for the chenille sofa and Sherwin-Williams' Alabaster on the walls lend to the airy atmosphere.

Originally the floor plan featured a walled-in staircase that divided the house, but Mimi Tin opted for an open staircase to give the feeling of a larger space. "The house was created for social gatherings and family visits, so it was important to have open layouts on every floor," Tin said.

The antique lemon tree sculpture next to the fireplace mantel, which Mimi Tin designed, was another find at Paris on Ponce in Atlanta.

Crystals dangle from the Crystorama Oxford 12-light chandelier in the living room. After designing the modern staircase, Mimi Tin made it a priority to select different styles of chandeliers for her new home.

A custom sectional by Rowe Furniture is upholstered with an oatmeal chenille fabric that is light, yet durable for entertaining, homeowner Mimi Tin said. "The architecture and interior finishes in the house are so beautiful, I had to carefully choose fabrics and furniture styles that enhanced the look of the home, instead of overpowering it," she said. The white shag rug, like the sectional, is from Intaglia Home Collection in Midtown.

For the gallery wall in the living room, two pieces of art are by Ali Leja and another created by homeowner Mimi Tin features moss. Tin tried to maintain whimsy throughout the house.

Homeowner Mimi Tin created the wall art using dried moss and four canvases, and Karl Reimenschneider from Southern Classic installed the feature. "If you look at it, it's like you're walking down a pathway and it's taking you somewhere," she said.

Mimi Tin's goal with the second bedroom was to inspire creativity in anyone who stayed there. The burlap pillows, made by Tin, provide texture and a vintage look that complements the brick accent wall. A sliding door and the mirror above the headboard help maximize the space.

The original plan included a walled-in staircase, but Mimi Tin removed the pantry and laundry room from the central area and incorporated an open staircase. She worked with Andrew Kelly from 1023 Construction on the revised floor plan.

The modern, open steel staircase extends from the first floor to the rooftop. "The house itself is really relaxing and I wanted it to be a place where everyone could meet up and talk - if they're on the first floor, they can talk to someone on the third floor. A faux-stone fireplace from a movie set in Charleston, S.C., a gift from Mimi Tin's brother and sister-in-law, sits in the corner of the master bedroom. Tin created a hanging rose centerpiece above the fireplace because she wanted to wake up and feel like she was inside a garden.

Keeping with the theme of blending styles, Mimi Tin hung a modern chandelier in the master bedroom to contrast with the otherwise French provincial vibe. Tin says the dimmable light sparkles through the crystals and reflects on the ceiling at night.

A cow ottoman by Christopher Knight Home sits between a bay of windows in the master bedroom. The ottoman is another surprise meant to provide a bit of lightheartedness in Mimi Tin's home.

To achieve a glamorous look in her master bedroom, Mimi Tin used a mix of French country, transitional and rustic elements.

The rooftop overlooks the lake in Pinewood Forest. The deck has two daybeds, and the rooftop is another place for solitude or socializing. White tulle netting can be hung on the daybeds, which homeowner Mimi Tin said contributes to the ethereal atmosphere.

Mimi Tin, a designer who owns Sushi Style Inc. and The BeLOVED Life, purchased her 1,280-square-foot home in Fayetteville's Pinewood Forest neighborhood in 2018.
