The clichés say it: all politics is local and all real estate value is about location.
And while the average prices in metro Atlanta tell a story of steady increases, that masks the reality of stagnation in some places and frenetic bidding in others. It also shrouds the divisions in the market, which has a virtual glut of higher-priced homes and a dearth of homes that are modestly priced.
Each neighborhood can have its own market – a truth that the county data at least hints towards.
Gwinnett has consistently been the most active real estate market, but the action tends towards the lower end of the scale. Fulton, in contrast, has been the site of many high-priced and luxury sales.
