Want a look at ornate $4.5 million property? You have to prequalify

Qualified buyers are already lining up for a shot at Michael Vick's Sugarloaf Country Club pad.
Realtor Tony Funari, the listing agent, said Saturday morning he'd already fielded two "genuine inquiries" for the suspended Falcons quarterback's property at Darlington Run in Duluth. Vick's house hit the market Thursday at $4.5 million.

"We don't believe this product will be affected by the recent [housing] downturn," Funari said. "It's a big house in one of Atlanta's best subdivisions, and it shows well. It has everything going for it."
Among the features of the European-styled stucco home, built in 2004:
• Eight bedrooms
• Eight-and-a-half bathrooms (seven full)
• Two fireplaces
• A "four-or more" car garage
• Cathedral ceilings
• A two-story library/office, a Funari favorite. "It's incredible," he said. "I call it the board room."
• A "12-plus seat" dining room
• Hardwood floors
• A two-story foyer
The house has its own irrigation system, sits on 1.5 acres and has a "gorgeous view" of a lake, Funari said.
According to Gwinnett County property records, Vick purchased the home for $3.77 million in April 2005, four months after the embattled quarterback signed a 10-year contract with the team that included an NFL record $37 million of guaranteed money.
According to a listing posted at Realtor.com, the home has an estimated monthly mortgage payment of $23,063. Property taxes are approximately $26,700 per year.
"When you go into this home," Funari said, "you'd expect it to be this price. It has all the amenities one would expect."
Vick, serving an NFL suspension and facing federal dogfighting charges, has one of the priciest houses on his street. Since November 2006, according to property records, five houses on Darlington Run have sold for between $1.1 and $2.5 million. All were resales, except one.
Funari, head of the Funari Team, said only prequalified buyers will have an opportunity to schedule a showing of Vick's home in the gated community. Once prequalified, potential buyers should contact Funari via Waters Realty at 770-965-3998.
