Why settle for one condo when you can have the whole building?

2360 Logan Circle in Brookhaven, which is under construction, is on the market for $3.5 million.

The 20,000-square-foot building contains 13 one- and two-bedroom units. That works out to $269,230 per condo.

The developer is Whitehall Homes and Neighborhoods of Duluth. The broker is Elizabeth Macy of Coldwell Banker RMR.

Construction is expected to be completed within 90 days.

ON THE MARKET

A Midtown building near Ansley Park and Morningside with an unusual look is for sale for $1.7 million.

Children's artist Marta Young designed the interior of the 4,700-square-foot building at 1540 Monroe Drive, near Piedmont Road, according to broker Daniel Latshaw of Bull Realty.

The design includes a rotunda and spiral staircase leading to the rooftop.

TRANSACTIONS

The developer of the Highland Walk apartments and Grinnell Lofts, both in Inman Park, paid $1.2 million for 1.3 acres on Memorial Drive, according to Databank.

Perennial Properties is building Reynoldstown Village, a 38-unit condominium complex. The first units could be available late this year or in early 2009.

Reynoldstown Village is one of about 10 projects that are being built or are planned along Memorial between Oakland Cemetery and Moreland Avenue, east of downtown.

Perennial Properties secured a $5.8 million construction loan from Cornerstone Bank.

> MLC Properties bought 48 apartment units near the corner of Charles Allen Avenue & Eighth Street in Midtown. The renovated units, at 869, 873 and 877 Charles Allen, are in brick buildings dating to the 1940s. MLC paid BSM Investments $3.9 million.

> Georgia Power paid $8 million for less than an acre at Maple Drive and Piedmont Road to build a substation, Databank says. The seller was Trillium Management.

> Notre Dame Academy in Duluth purchased the property it had been leasing —- a 47,800-square-foot building on 5.1 acres along River Green Parkway.

The school paid $6.2 million, according to Databank. The seller was Colamer of Lombard, Ill.

IN THE WORKS

The Astoria at the Aramore recently held its topping-out ceremony, marking the completion of the condominium building's 15th floor.

Construction of the 71-unit project, at 2277 Peachtree Road in Buckhead, began in March 2007. Move-ins are expected to begin in the summer.

Prices begin in the $400,000s for the condos and in the $900,000s for the penthouses. The developer is Kairos Development Corp.; the general contractor is Batson-Cook Construction.

> Flying Biscuit Cafe and Three Dollar Cafe are among the signed tenants at Buford's first mixed-use development, Buford Village.

Buford Village is under construction on 10 acres at Buford Highway and Hamilton Mill Road. When completed, it will have 55,000 square feet of retail, 30,000 square feet of office space and 23 townhomes.

Part of the commercial area is scheduled to open in the next few weeks. Other signed tenants are Bin 33, a wine shop; Seven & Co., a spa; and Bella Vita, a restaurant.

Brand Properties, based in Gwinnett County, is the developer.
