Big prices buy a lot of house in Cherokee

A million bucks doesn't go far in, say, Manhattan. You're lucky to get two bathrooms at that price.

Even in Buckhead, the toniest address at the million-dollar mark is often a condo.

Not in Cherokee County. There, a seven-figure price tag means you can afford the best of the best, the plushest amenities and plenty of room.

"You can expect top of the line in everything: flooring, appliances, very large floorplans," said Keller Williams real estate agent Cindy Raftis (www.consideritsoldwithcindy.com). "Most of those homes offer bigger lots or nicer amenities."

There are currently 60 homes listed in Cherokee County for $1 million or more, according to an AJC analysis of data from Smart Numbers, Inc., and First Multiple Listing Service, Inc. Data as of this May.

The priciest rings in at nearly $5 million.

Million-dollar buyers are as varied as buyers at other price points in what they're looking for, Raftis said.

"Some buyers at a million dollars wouldn't buy unless it was sitting on a golf course," she said.

What they have in common: They're looking for pristine properties, not fixer-uppers.

"If they're looking at a million-dollar home, they're wanting it to be done," Raftis said.

So what can million-dollar buyers in Cherokee expect? Huge kitchens that open onto keeping rooms, outdoor entertainment areas with stainless grills and stacked stone fireplaces, finished media rooms and multiple-car garages are among the amenities in these million-dollar babies.

"There have been some media rooms that are in keeping with a movie theater," Raftis said. "Pools with waterfalls."

Like any successful real estate agent, Raftis stays busy showing homes and later, closing sales. Touring the creme of the real estate crop is a highlight of her job.

"It's a lot of fun," Raftis said.
