Spring inspection check for the homePublished on: 03/20/08
1. Leaky roof. Now that Atlanta actually has gotten some rain, you may have identified some leaks you didn't know you had. To trace the source of a ceiling leak, measure its location from the nearest outside wall, then locate this point in the attic. Keep in mind that water may run along rafters for a distance before coming through the ceiling.

2. Fix it. Repair or replace shingles around any area that allows water to penetrate, particularly common around chimneys, plumbing vents and attic vents. Make sure the flashing around these objects is in good shape and makes a leak-proof transition between the roofing material and other building surface.
3. Windows and doors. Water intrusion may show up as peeling paint. Streaks below windows, swollen and soft drywall.
4. Fix them. Check to make sure caulking around the exterior of windows and doors is in good shape. Replace it if it isn't. Check and repair flashing across the top, glazing around window panes. Check for damaged exterior siding. Replace damaged wood and drywall.
5. Exterior walls.Keep exterior walls well painted and sealed. Seal any cracks or openings around pipes or vents that penetrate the exterior wall. Don't place compost or mulch against outside walls.
6. Landscape. Keep trees and shrubs trimmed at least seven feet away from siding or roof to prevent insects from entering your home. Keep vines off all exterior walls. This will help prolong the life of siding and roof.
