Condo of the Week
Mosaic at Vinings
For the AJC
Sunday, May 10, 2009
When Richard Swartz and his wife Kathy moved to Atlanta from Cleveland, Ohio, in 2005, they found a place to rent in the Smyrna/Vinings area and began to look around for a place to buy. They discovered they were in a great area, convenient to everything they like to do, close to Buckhead, downtown and Midtown. They found the townhomes at Mosaic at Vinings and felt they couldn’t do better for location and what they got for the price.

One of the things they really like about their townhome is that its an end unit, so their deck overlooks the pool and they have an open view of the woods that back up to the community. “It’s really wonderful. We don’t feel closed in at all,” said Richard.

In addition to the pool, the community also has a nature preserve with walking trail.
Directions from downtown:
Take I-75 north to Exit 259B for I-285. Bear right at the fork and follow the signs for Cobb Parkway, Highway 41. Turn right onto Cobb Parkway, then left onto Spring Street. The community is on the left.

Richard works in sales at Denyse Signs in Douglasville, so his half-hour commute is against traffic. The area around the townhomes is earmarked for a lot of development including a mixed use community right across the street. “They’re really anticipating this area is going to be the next Buckhead,” he said, “and we think it’s a great investment.”
The Swartz’ bought a three-story three-bedroom townhome. The lower level houses a tandem garage and a bonus room with a full bath. Right now they use it primarily as an office, but it has a pull-out couch for guests.
The second level has a separate dining room and half bath, then the kitchen and family room with fireplace. French doors on either side of the fireplace lead to the deck which is roomy enough for entertaining. They’ve got a gas grill out there and a free-standing swing as well as a table and chairs.

There are two bedrooms are on the upper floor. Both have full baths and walk-in closets. The master bedroom is large enough for a sitting area and the master bath features a garden tub and separate shower. Pull-down stairs lead to an attic with lots of storage space. The laundry room is also conveniently located on the upper level. And there’s a dual air conditioning system that allows for efficient heating and cooling of the three-story space.
“The best part of the place is the great group of people who have decided to move to Mosaic,” said Richard, and he now serves as the first president of the homeowners’ association. The HOA is organizing pool parties and bowling parties and even forming a co-ed softball team. “Because we’re all still pretty new here, this has been a great place for us to make friends and meet new people who are in the same boat we are.”
“I think Mosaic is the best value, hands down,” said Richard. “Price, location, great people. It has everything going for it.”
