PET POLICIES

This week we talked with Donna Collins, senior regional manager for the Lane Company, a real estate company that owns and manages apartment communities across the United States.

Does every apartment allow pets? “As a management company we advise our owners that pets should be allowed. Sixty-five percent of all households have a pet dog or cat, so many apartment dwellers are looking for a place where their pet will be welcome. Probably 80% of all apartment communities in the metro Atlanta area allow pets. Most require a pet deposit, some or all of which may be non-refundable. Some will charge pet rent - an additional monthly amount per pet.

What restrictions are most common? “There may be restrictions on breeds and size. It’s pretty common to prohibit aggressive breeds of dogs in apartments. Many apartments limit pets to two per apartment and the weight limit can be capped at 25 pounds. Renters with a larger dog will experience a difficult time locating a community that will accept pets over this weight limit.

Why the restrictions on pets? “The owners and management companies have to be concerned about damage to the apartment, and how much additional care it will take to keep the grounds clean. Some owners have also expressed concerns about possible liability should someone be attacked by a violent animal.

Are there other requirements for pets? “You’ll have to register your pet with the office in case the animal is found loose on the property. Most properties will require the pet to be vaccinated and licensed, that pets cannot be left unattended on porches or balconies, and that pets always be on a leash when outside. The owner must pick up all pet waste, and many communities provide doggie potties for just that purpose.”
