Maintenance Requests: What you need to knowBecause Epperson was so impressed with Metro on 16th’s efficiency in handling maintenance requests, let’s see what Harris Carlock, vice president for ECI Management, a family-owned and operated business developing, building and managing apartments in Georgia, Alabama, Mississippi and Florida has to say on the subject of apartment maintenance:
During business hours: When you call, the office staff will make sure they get all the information they need to properly assign the maintenance staff. Please be specific about the problem. If you have a toilet that’s running, which bathroom is it in? If your air conditioner is not working, is it blowing air or is it just not operating at all?
What can I take care of myself? If the toilet is clogged and you own a plunger, you can try to unstop it yourself. If the lights are out, or an outlet or appliance isn’t working, you may want to check the fuse box and see if the remedy is as simple as flipping a switch. These are particularly good things to do if it’s the weekend and the maintenance staff isn’t on duty on the property.
Looking ahead: Whenever the season is changing, it’s a good idea to run your heat or your air conditioning early to make sure it’s functioning properly. If you have a problem, we can get it serviced before the maintenance staff gets too busy.
When is maintenance available? In most apartment communities, maintenance service is available 24 hours a day, seven days a week. Non-emergency requests are taken care of during leasing office business hours, generally Monday through Friday, excluding holidays. Emergency requests, of course, are handled whenever they occur.
What qualifies as an emergency? Each apartment community will be different, but generally if there’s no electricity, if your door or windows are broken, if the locks are not functioning, if there’s no heat or air conditioning, if there’s no water or if the commode is not functioning where there is only one commode in the apartment - these things will be considered emergencies and taken care of immediately. For a fire or police emergency, call 911 immediately.
After hours - calling in a work order When calling in an after hours request, it is even more important that you be specific about the problem, providing details about what is wrong and where it is happening. This information will help the maintenance staff know what tools to bring and where to look for the problem. Be sure to give your name, your apartment number and your phone number. Too often residents call and say, “My stove isn’t working” but don’t tell us who they are or which apartment they’re calling from. We can’t help if we don’t know where you are. Our maintenance men are on call and may need to call you back to ask questions or to be sure they bring the right equipment for the job.
