Loganville may get mixed-use development

Developers are eyeing Loganville for a trendy mixed-used development, the first of its kind within the city.

So far, Loganville officials have supported the measure but the City Council will take a final vote on Aug. 14.

If they gain approval as expected, developers Jim Bonner and Tony Greene will go forward with design plans for Lakeview Village in eastern Loganville.

The first phase of development calls for about 50 residential units, or flats, above lower level retail stores with plans to eventually expand both, Bonner said.

"This is a proven concept all over Metro Atlanta," the developer said. "We're just the first in this area."

He said the community would be similar to developments in downtown areas of Buford and Suwanee and Atlanta's Atlantic Station. Downtown Norcross also has a simular project underway.

The Loganville developers own 28 acres surrounding a lake off U.S. 78. They plan on building an open-air ampitheatre around the lake for concerts and other public gatherings.

There would be plenty of walkways included in the pedestrian-friendly project. Residents would be able to walk to dinner at one of two restaurants developers hope to draw to the area.

"It's a live, work, play and shop community," said Bonner, who lives in unincorporated Loganville.

Developers hope to open the first phase of the community by early 2010, Bonner said.

Bonner would not discuss the cost of the project or other details until after he gets the final go-ahead from city leaders.

Loganville's six-member planning commission unanimously voted to support the project during a meeting earlier this month.

Planning Director Pat Chapman said she expects the City Council to also support the measur. She also hopes to see more mixed-use developments in the future.

"There are certainly other properties in the city that I would like to see developed in a similar manner," she said.
