Big deal follows eight months of silence in Palm Beach County commercial market



In September, a German investor paid $180 million for Legacy Place in Palm Beach Gardens. In the eight months since, Palm Beach County’s once-raging commercial real estate market has gone quiet.

Sure, there have been plenty of $10 million-and-under transactions, and some fire-sale deals involving failed condo conversions, but no real big-dollar commercial deals. Today, though, Federal Realty Investment Trust ended the dry spell when it said it paid $41.7 million for a 154,000-square-foot Winn-Dixie center at Powerline and Palmetto Park roads west of Boca Raton.

Federal Realty says it plans to buy more shopping centers in South Florida.

I am sure that Boca town leaders are happy that the Winn-Dixie plaza was sold. Winn Dixie is a ‘hood’ store. Boca doesnt want that. See a Winn Dixie, and you can be certain the hood is near by.

After all, consider the the areas surrounding the three Winn Dixies closest to West Palm Beach. Belividere and Dixie. Hood. 45th and Australian. Hood. Dixie north of Blue Heron. Hood.

Simple rule of thumb. Publix nearby, properties values stable or rising. Winn DIxie nearby, property values dropping. I thought WD went bankrupt several years ago. How on earth to they stay open?

If my life revolved around that area of the county, I would be an idiot as well.

BTW, Belividere area is a dump, but it is spelled Belvedere.

I assume you have never been to the newer Winn Dixie in Jupiter on Military around Abacoa. Certainly not what you would call a “hood”.

Better go back to B school, smart guy.

Belvedere and Dixie a “hood?” Not quite. South of Belvedere is an older area with a large population of immigrant workers… but hardly somewhere normal people would feel “unsafe” unless Guatemalans scare you.

As far as just North and at teh end of Belvedere, you guys must not know that Belvedere borders El Cid, Sunshine Park, and Flamingo Park, which are great neighborhoods where property values actually hold their own better than a place like Abacoa.

I’m trying to catch up here but from what I can see the DOOMERS are walking around with BONERS,however,with different names. How easily excited children are. Relax 2 PUMP CHUMPS!

While the DOOMERS continue to prepare for the END of the WORLD, The AGGRESSIVE and MOTIVATED ones continue to move FORWARD.

I just recently bought an investment home in a PERFECT location for the PERFECT price that without doubt will make me money in the near future. There are plenty of DISTRESSED sellers! At the END of the DAY, I’m breaking EVEN and enjoying the TAX BREAKS and YOU are paying off my mortgage!

OPPORTUNITIES are HERE but the DOOMERS don’t see it.

It’s like the old saying the RICH get RICHER the POORER get POORER and the in between stay the SAME.

Continue renting and paying off my mortage for me. THANKS!

I can back up Credit Cruncher. I just sold. Went under contract end of April. Had a successful closing last week. Deal is over. Not exactly what I could have received two years ago, but nonetheless a very nice profit and both buyer and seller I am happy to report are both satisfied. Buyers will actually be living in it, not sitting empty as the speculators did a couple of years ago. House sat for months with very little activity and then in the last couple of months, very much activity. I will say this. I know of 3 homes that have gone under contract in the past two weeks close to my old house, all larger, and all 3 are under contract for less money. That tells me we are still heading south, but for how much longer, who knows?

AP must stand for ‘A Puppet’. We’ve heard all that noise before under the previous puppet pseudonymns of Max, CW, FLn8tive, etc…

Speaking of Winn Dixie, if theyre not a hood store, why are there only Winn Dixies in the hood? Notice that you will find only Publix in the nicer areas. Notice there is no WD on Palm Beach Island. Notice also, no Publix in Riviera Beach. Those wealthy, successful owners at Marina Grande have a choice of either a shabby Winn Dixie, or an even worse Sav A Lot.

And what is nice about the Winn Dixie plaza on Belvedere? It looks like a typical ghetto strip mall. Drab, trashy, etc..No one said it was scary there. It is ghetto though.

Back to APunk, Woe to the poor renters, the have-nots who live miserable lives, and are just paying off your mortgage, making you wealthy beyond compare. And then reality set in.

Yes, the tenant must pay monthly rent to the landlord, who then must turn around and hand that rent money over to the bank to cover part of his mortgage. Because I guarantee, in today’s market, that rental payment aint covering your mortgage. Let us not forget the other inconvenient truths of ‘ownership’. Mortgage is just ONE monthly payment you must endure. I believe there are also taxes to be paid? Throw in a bit of insurance? hmm….How much rent ARE you getting? I know that the rent I used to pay down there would not have come CLOSE to covering Mr. Landlord’s monthly holding costs.

Hey, its JUNE now. Happy Hurricane Season. Sure glad I was a renter when Wilma hit in 2005! I have no idea how much the management company paid to fix damaged property windows, roofing, and fencing, because my monthly rental payment remained the same through it all. Oh woe is me, a hapless have-not. My only inconvenience after Wilma was a few days without power. Not that big a deal, as I, unlike the masses of morons who failed to prepare, I had a tank full of gas, plenty of water set aside, and other necessities. I remember biking around West Palm the day after Wilma, observing the damage, amazed at the idiots who were lined up for gas and water the very next day. Uh hello? This is FLorida? How can you live in FLorida, and not have enough sense to maybe fill up the tank BEFORE the storm hits? Set aside some water BEFORE the storm hits? sheesh…I wonder how many of those morons lined up 50 cars deep at an open gas station were intelligent, successful OWNERS??

SPeaking of ownership, how many of you HAVES got scammed by one of those fake contractor guys? Another facet of being a HAVE…Being a HAVE means HAVING lots of stress during storm season!

You guarantee it, hmmm. Really?

You boob, many real estate investors who have been successful in renting out their properties have little or no mortgage at all. Those who are too highly leveraged in investment properties are asking for trouble and have probably watched way too many late night infomercials or read too many worthless books on how to get rich quick. That is a quick route to financial failure.

Get a life. Learn how to make money slowly and deeply. Those are the two key words you cannot comprehend. I’ll give you a clue.

Slowly and deeply are two vital ingredients for the cement to build and secure a strong foundation. Strong foundations are the anchor for secure wealth that multiple tenants, for example, help you build along the way.

So go ahead and laugh. Those who build that financial wealth slowly and deeply in real estate could care less what a few boobs on a blog have to say about it.
