New homes and expectations of perfection

I’ve owned two homes in Palm Beach County, a brand-new townhouse and a 30-year-old fixer-upper, and I was amazed at how drastically my expectations differed for these two properties.

In the new townhouse, I was a Teutonic perfectionist. Every single creak, every little bit of flaking grout, was a personal affront and proof that the builder was a moron.

In the fixer-upper, I blithely ignore the peeling wallpaper in the bathroom and the blemishes on the ceiling. After all, the place looks way better than it did when we moved in.

I mention this in light of my conversations with angry customers of WCI Communities.

As Helio de la Torre, an attorney representing homeowners suing WCI, puts it, selling a brand new home that needs repairs is bad enough. Refusing to make those repairs — as numerous WCI buyers allege — is “putting salt in the wounds.”

i have a new name for south florida (toasty)

“‘It was going up so rapidly that I was fearful that if it went any higher I could not afford it anymore,’ she said. ‘So I needed to get it while it was still at a price I could afford…before it went out of my range.’”

“‘If we don’t hurry up and buy something now,’ she said, ‘we’re never going to be able to buy anything.’”

“In February 2006, Blanco bought a preconstruction one-bedroom unit in a condo community called Quantum on the Bay. She paid $465,000. Today, however, Blanco estimates the property is worth $100,000 less than what she agreed to pay.”

“The condo has lost more than the value of Blanco’s $93,000 deposit. And so, just as fast as Blanco wanted in, she now wants out.”

Greed serves you right! Bye bye $93k! Another guy loses $200k. Never buy preconstruction, period.

REMEMBER WHEN SOUTH FLORIDA WAS IN A ABOVE ANY PRICE REDUCTIONS FOREVER!

TOASTY!!!

The loser above wish he had $93k in the bank. I really don’t think if he ever had $93.00 in his pocket anytime ih his life. Blanco still has her condo, and the loser still is paying rent. Still waiting on the sidelines. Go out and look at another twenty Open Houses on Sunday. Then go home and beat your wife for having high credit card bills.

It does not matter whether a house is new or old when you are buying a home if the area you are looking at is not safe. Safety should be your first priority in buying a home.

Do not buy a home in South Florida. You are not safe there. The cops are crooked. The politicians are crooked. Too many shootings in broad daylight. Too many carjacks. Too many robberies. Just too much crime, too much drugs, and too many lying cheating thieving politicians have ruined the state.

Do not even come and take a vacation in Florida. Take your money and go to another state - any state but Florida.

Too much crime and too many crooked politicians plus too many crooked police adds up to danger.

If you are up north and thinking of moving to Florida, it will be the biggest mistake you make in your life. Not only will you lose money, but you will put your family and yourself at risk in a very dangerous state.

Don’t give any money to the state of Florida whether you are buying property or visiting on a vacation. Stay out of Florida and keep your family and your money safe by keeping out of Florida.

Too many incompetent doctors and dentists in Florida. Every major hospital has several lawsuits against the doctors and the hospitals. You can’t even trust the doctors in Florida.

Don’t bring your kids for an education in the state either. The schools are the worst and the most dangerous grade schools you would ever want to walk into. Even the police roam the halls of the schools everyday.

There are no jobs there either. Don’t expect to make a living by working for someone else there.

Go to Arizona Texas Nevada or California if you want a warmer climate to live in. Do not buy any property in Florida.

Spread the word, you would be safer living in a ghetto in Detroit, Boston, New York or New Jersey than you would be living in South Florida. Don’t buy any property where you will not be safe.

In case you missed it…History of PBC RE BLOG

Part III: 2004

Hurricanes hit.

Rich R sells lot for insanely low price, dances jig and moves to promised land next to Piggly Wiggly.

Housing prices increasing rapidly.

Sideliners intend to “wait out” price increases, knowing they can always beat and time the market and besides nobody wants to move to South Florida anyway because of the hurricanes.

Post breathlessly profiles local flippers selling overpriced McMansions in West Lantana, glosses over carrying costs, taxes, closing costs, RE fees, etc. when reporting profits locals are making.

Sideliners continue to avoid stock market.

Rich R calls for recession in PBC.

Mike Fink hopes Cat 5 is coming.

Sellers raise prices at will.

Big Rob’s rented townhome roof starts to leak.

Curious fails to show up for first night class at PBCC.

Average guy looks around, realizes he’s wasted his first 40 years being average.

Rich R has first pie in NC, jams keyboard with blueberry jam.

Wait a minute….

I am having too much fun reading “crazydem” notes…..

I see many former floridia residents who still show up on this blog……

Everyone wants to see what is happening down here……not much…..just lots of sunshine……

Biggest story at the present is about Dunbar Village…..there are other Villages that have bigger stories going on…..

Nice to see WPB Mayor Frankel on Geraldo “Jerry Rivers” Riveria show on the FOX network…..smiling away about her crime problems in her city…..what an embarrassment she is to the area….just another Clematis St. drunken bar fly…….

Crime is getting out of hand here….but other cities have crime problems also…..pie thefts are up in Raleigh…..more large screen TV’s are stolen on the day of a NASCAR race in Alabama…..gals in Carolina getting ripped off by their “Johns”…..

BTW, how are all those people who sold out cheap here and moved to Georgia and Tennessee ????….I hear there is no water for you people up there…..Even the “Jack Daniels” factory cannot produce due to the water shortage…..Hope you are enjoying your frame house next to the interstate….any jobs there????….don’t worry, Democrats will be back in two years from now…….

I DO NOT WANT YOU PEOPLE TO MOVE TO CALIFORNIA….we have normal people out there……California is a nice place…..they DO NOT WANT NEW YORKERS out there…..unless you are some hot looking young jewish broad and want to do some adult movies in the Valley …..my priest is looking for some new talent to send out there………..the people from the Northeast ruined Florida in the past five years……creating traffic jams by driving 20 mph, making us locals wait in long restaurant lines as they decide for 1/2 hour on what food plate they want to share, stuffing the sewage lines up at night, and leaving their cigeratte and cigar butts on our beaches……nothing but dirty slobs….so please, don’t come to California…..or Arnold wil set up camps for you people out in the desert…….but the New Yorkers are slowly moving back to NYC or Raleigh….we should be back to what it was like here in Florida by 2010…..

Here are few comments from what was posted here…..Story in that Chicago paper is mostly about people who miss their families or deaths and the widows selling out and living with their kids back up north…..this happens all the time…..families want to be close to each other……that is a Midwest thing…unlike where families from the Northeast hate each guts, sue each other, sleep with each other in-laws, have no morals, always fighting at family functions…..these people are disfunctional…especially the ones from Philadelphia and New York………people from Kentucky, Arkansas, Tennessee and the Carolinas….well, we all know about those types of people……I always blame it on their drinking water.

Several people comment about the lady who owns the condo which devalued $100k…..did she sell?????…..I don’t think so…so, she did not lose any money on her investment…..anyway, that story is so old, I read it in the Miami paper several months ago……

And last…..great article about HOA’s and the guy who was ticketed by a security guard yesterday in the Sunday’s local section…..there are many condo and homeowner associations that have criminals running them……people need to be careful…..we have laws here that people can shoot first and ask questions later……

HOT HOT HOT……going to swim in my pool now….NAKED!

I bet that turned Carolina Gal on…..ha ha ha

What a Dirty Ho she is.

There’s really nothing to say about the current RE situation. Even this blog has only posted 2 new topics in July.

When was the last time the Post printed something in the front page regarding the RE conditions? It has been a while.

So the waiting game conditions.

Oh well, I guess I’ll go to get my back waxed.

Easy ….

I am surprised and disappointed at your change of heart. While I agree that the summers are very comfortable in So Cal, that’s about all that is positive. In my business, half my employees are in CA, half in FL. The CA folks would give anything to get out of CA. The smog, traffic, illegal aliens, and cost of living are all negatively impacting their lives. Everyone has to send their kids to private schools because the public schools have 50 kids in a class (thanks Prop 13). More people have been leaving CA than moving in for the last 10 years (except for illegals).

If you don’t believe me, ask the folks in Washington, Oregon and Colorado their opinion of Californians, and I doubt you would get one positive response. A ticket agent at the Colorado Springs airport told me that the locals call them -“Californicators” because of the way they move in and F#%@ everything up. They are the New Yorkers of the West Coast. And after you spend a couple of years there, you realize their niceness is a superficial coverup for people who passively aggressively think they are better than anyone else. You definitely have adopted their attitude.

You don’t really see true life there for the people who have to work for a living, you inherited your property, and are probably rubbing shoulders with the elite.

I am not saying that FL is perfect, but my God, how perfect can any place be that has to deal with astronomical growth for 30 or 40 years straight. Whan you look at the influx into Florida from 1960 to the present day, I think we’ve done a damned good job keeping up with it. You need a reality check. While “life is so good” for you, understand that most people, even those who are affluent, have to work for a living.

Good morning,

Not much time lately to post, but I haven’t gone away. As many have said, not much going on right now, so not much to discuss on the RE front..

I do have to say that I’m glad to see Easy and n8tive both back. Where’s FL Ren? I’m also enjoying crazydem’s recent posts.

I am going to comment on “Investments” post at 854am this morning. While I agree with this j**s about the crooked politicians, his generally tone is of a complete a$$hole and a troll. This guy is hoping for lower prices so he can afford to buy in. He’s probably Chicago Boy with a new name, or just another bitter, pompous, old bastard who doesn’t know what he’s talking about.

In the spirit of welcoming back Easy and n8tive, I must say, “Life is great in northern Palm Beach County” and even greater that I am far away from MerryPlace.

n8tive,

I know how people left California and where they went. The “hippies” went north to smoke their weed in the woods of Oregon……. The Silicon Valley “nerds” went to Washington to live in a city where sunshine happens once every 30 days, and it rains the other 29 days…..others went to Las Vegas….buying nice homes at lower prices out in the desert, spending their home profits on the casino tables and ending up living in their car a year later……

The smog, and when it occurs, only hangs around the L.A. region…..the illegals, who also don’t hang around too long….they are heading out to the Carolinas to pick the crops and to marry into all those “half-back” families………schools are the same there as it is here…..Colorado only had a major boost in their population from three factors….oil industry, tech growth (which is now gone) and illegals heading into the state for construction jobs…..Colorado is another great state….and yes, someone had to goof up the landscape there with ad signs along the mountain roads….I have to say that the smog over Denver is more noticable than the smog that hangs over L.A…..does anyone agree on that who has visited both places in the past months????

Cost of living is not too far apart in California and Florida…more taxes in California and higher home prices…….but we will see the day of the average median home price to be $500,000 here…..oh boy, that made Madmax smile…..BTW, what is his new name these days??????…..

Fl. Ren. is busy making money or sipping on pineapple drinks in the shade on Maui…..

And I do not like to rub elbows with the snobs on the island…..a bunch of phonies who don’t have two pennies to rub against with…..they live on credit…….I just like to hang out out with the common people…..and I do have a business…..yes, people who have money still like to make a few dollars now and then…….btw, stocks up 51 points at this time…..are we heading for 15,000 ????…..or heading for a crash in August?????

I do own property that I did worked for…..some of it makes a profit by renters……and someday you will inherit some property……just hang on to your spouse and maybe you get a mother-in law who will leave some property to you…….you can cash in and spend it on cruises, the dog track or those over price cups of coffee at the mall……

The house in Southern California came as a shock when I was told I received one from my uncle who was a builder….and many of the nephews and nieces received one also……..a few sold theirs already………but I do have to tell my house has a great view…..I just have to watch out for the Bears when a fire happens in the hills…….

Let me add one more item….not all illegals are His-panics……we have alot also from Asia, Africa (don’t trust those Nigerians) and Eastern Europeans in this country……I feel bad for people like my “Maria”, who cooks and cleans for me during the season…..people always thinking she is an illegal…… she is one hot looking senorita who has big brown eyes and is away from me now…..she is back in Mexico with her mama……

Yes, we also had a large population growth, but did you know in the past month the number of phony home state exemptions were taken off the books alone in Palm Beach County????….over 6400….these people lied that were year round residents……we also had many second home buyers, and the county counted them as residents based on a address or a voters card (which many voted in two states)…….you need also to remember how many illegals came here from Cuba, Haiti, D.R., and from Central America…..most of them do not pay taxes…..what they did was to add onto our tax system and social services……what we don’t need is another boat lift fo refugees from these countries…..unless a guy can throw 98 mph fast ball or hit homeruns like Willie Mays…..The Yankees can use someone like that these days.

What the one point that makes California better than Florida (I bet many of you bashers would never hear me say that) is the job growth….I don’t mean service jobs….I mean professional jobs…..Palm Beach County was once home to many large corporations…..IBM, Motorola, Pratt Whitney and others….those were the college educated professionals who could afford to buy above median range homes and afford to spend the money here ……

Real Estate is all about “Economics”….higher paid jobs, the better the lifestyle that people will have…..we need the politicians to bring in high rated professional jobs (I don’t mean more hookers and stripteasers) into the area…..Scripps is a start, but the politicians need to stay honest and to keep the FBI away from their necks and to bring in economic growth…..

I have talked too much for the day…..I am going down the road to get myself a DQ Blizzard….

Yes, not really much happening in real estate these days…….I wonder how these realtors are surviving and paying their bills??????

Another good read from this guy:

“This week Bob told Jon Birger at Forbes that the market will not get better until April 2008 at the earliest. From where I work, at ground zero without Kool-Aid and without rose colored glasses, there is not a chance this market corrects by then, unless we invite in a few million immigrants. Bob and the rest of the builders’ CEOs need to get out of the office and spend more time at ground zero. It’s not limited to Florida, Phoenix, Southern California and other hot markets. I hear the same thing from brokers in Minnesota, Texas, New Jersey and Georgia.”

“A year ago I would have thought the worst of it would be over by Q2 of 2008. Today I am revising that forecast to Q1 of 2009 with some caveats, and here’s why.” … .

I must have hit a nerve with you CW.

You must be wearing rose colored glasses if you can’t see how dangerous South Florida really is.

I am just trying to let people know it is not what it is cracked up to be living in Florida. Expect plenty of crime, low wages or no wages and poor quality schools to educate your children.

It is a BAD INVESTMENT to buy any property in Florida even if the prices are much lower now than 2 years ago.

Just trying to warn the people up north not to go down and lose their money there.

Keep your family and your investments safe. Stay out of Florida all together and you will be much happier and richer.

South Florida is no paradise. It is a living and breathing HELL HOLE.

DON’T BUY PROPERTY THERE NOW OR EVER.

Curious,

Just because you post a link to a mortgage broker’s website who just happens to have a negative view on RE that’s similar to yours (or maybe your drinking his flavor of Kool-Aid) doesn’t mean that we’ve given up and buried our heads in the sand. I’m still quite optimistic about RE in the future. There has been a downturn that maybe hasn’t bottomed out - who knows - certainly no one posting to this site. But there haven’t been any 50% corrections that were predicted either. This site has been quiet because neither side has had a leg to stand on lately. Prices are flat, sales are flat, inventory is up. Sounds like prices should be going down, but they don’t. It may be a matter of time before they do - or they may stay right where they’re at.

Economic indicators would tell us to expect further corrections. Economic indicators 1 year ago would have said that there would be no way the Dow would be flirting with 14,000 too, so stick that in your pipe and smoke it…

Hey Investments -

You could take any one of your statements, replace Florida with any major state or metro area in the U.S., and someone could find some truth in the statement. These are common challenges for any urbanized city or state, and Florida is nowhere near the worst in any of those categories.

You are making it sound like Florida is the only place with these problems ….

THAT IS WHY YOU ARE AN IDIOT!
