No break for landlords
Florida’s property tax system favors longtime homeowners and punishes everyone else, but commercial property owners and their tenants get hit especially hard.
For one thing, there’s no Save Our Homes to keep commercial assessments in check. For another, commercial real estate prices have been soaring. And while those in the commercial real estate industry have been agitating for a break, the recent property tax reform doesn’t lighten their burden.
“We were looking for some relief,” says Thomas Capocefalo of commercial brokerage Studley, “but it doesn’t seem to be at the top of anyone’s agenda.”
Capocefalo worries that local governments might make up for some of the cash they’re losing in the reform with higher impact fees.

Where is the call for an accounting of what they do with tax dollars? Lets have full disclosure we WE THE PEOPLE can frame an equitable tax collection for ALL entities, individual/commercial.
So where’s this type of investigation? NOTE TO POST: Isn’t this something “journalists” DO? Or would a full investigative series mean y’all couldn’t just download the latest AP feed and call it a day?

It’s too bad that there isn’t a comments section for the article elsewhere in Sunday’s paper where our @sshat property appraiser says that SOH should be portable and in the next paragraph is quoted as saying that property taxes should be equitable. So which is it Gary???

For those cw1900 haters, you will like this post. Why? Because it is going to be short and sweet.
After reading what happened on here over the weekend, which was basically a playground fight between two people who wasted their entire weekend on a real estate blog, I am without words this morning.
How can any serious discussion take place after reading that crap? I will sit this one out until something relevant is said, or when Jeff starts a new topic.
Actually, there was one post over the weekend from Curious that was very good…

It looks like the blog has lost its NOVELTY!

The numbers are out. The median price in Palm Beach is $387,000.
UP from last month and a MERE 1 percent drop from last year.
NO catastrophy in sight! SORRY DOOMERS!
Sales are slow, but their selling, however, at a snail pace.
Tax reform is a BUST though. SAVE NOW PAY LATER. I’m DISAPPOINTED. I doubt it will pass. I still have hope that if it FAILS it might be fixed CORRECTLY!
The sales tax swap for property taxes doesn’t seem to be such a bad idea NOW!
I won’t HOLD my breath for a FAIR resolution for all.
I’m not on this blog that much as of lately, but I have noticed many posters MISSING.
Where’s easy? Maybe he got WHACKED!
Where’s NastraFINKus? Either he’s moving into a new RENTAL or he found a blog in Alaska that shared his Real Estate sentiments.

New FAR DATA out. Here’s what Max would say if he were around. Houses in PB County.
Median Prices:
UP 10,800 or 2.9% since last month.
5/05 = 390,900
5/06 = 391,000
5/07 = 387,800
FLAT PRICES FOR 2 YEARS!!!!
WHY ARE WE BEING TAXED MORE????
Volume: 741, highest YTD in 2007 and highest since June 2006 but STILL NOTHING TO WRITE HOME ABOUT.

I have to admit I do get a real kick out of this moron trying to figure out who I am. That would explain why max thinks I am John Gillern. I would love to know how much time he spent going through the archives trying to figure it out. The best part is if a person used the name John Gillen why would anybody think it was their real name anyway? Like you said and I have said whatever floats their boat!! Meanwhile volume is down 25% and the stock market is getting really spooked about housing. I keep hearing tip of the ice burg comments on CNBC. As the reality of the housing debacle sinks in this blog will die as the problem will be self evident.

The mean house price in PBC is at an inconceivable 387,800, the stock market is at a totally unbelievable 13,400 Dow, and John thinks this is proof of problems.
Do you get paid to say such stupid things, Realist?
BTW, “Realist” was using John J. Gillen email addresses. If you are saying they weren’t your addresses, you can explain whose they were and why you were able to “borrow” multiple emails from the same person, who just by coincidence has the same first name as you have claimed. They have already checked out as real email addresses with real usage — we can confirm street addresses in Central Florida later, based on data in WHOIS database.

If you go back on archives, the blue highlighted “Names” still show emails entered at post . Right click on “backward links”.
I was trying to find email of contact I lost from prior times.
Interesting how many use diff “Names” with same email. Either easyasabc or rcaglass had to have title. Many dif post “Names”
rcaII, max, dot Postman all rcaglass.
easyasabc seemed to put in whatever seemed approp. to his mood.

Central Florida? Pretty lame trying to use WHOIS. Of course you will have to get a subpoena for personal info, however if you can pull off a social pretext hack (against federal law) then you can then post my info. However, then I will then have to sue both you and the PB Post. Then I will have to file criminal complaint against you (using your IP address) and then sue my IP for releasing said information. YOY volume is down 25%! Who tracks month to month? What kind of MBA did you get? Compare apples to apples. I guess if you were in toy retailing when December sales came in you would jump for joy as the volume went up from Nov to Dec! Again moronically simplistic. Median will stay artificially high until volume increases. Middle to lower income strata are not buying, they cannot buy. Credit is tightening more and more each day. How much house can a median income family afford in PBC? $200,000 at most? Time for prices to revert to the mean.
