How about a Caddy with that townhouse?
In a slow market, every agent’s looking for a gimmick. Chuck Mata of Century 21 America’s Choice has an attention-grabber: Buy the Delray Beach townhouse he’s listing for $170,000, and the seller will throw in a ‘91 Cadillac DeVille.
With 22,000 miles and in “excellent” condition, Kelley Blue Book says the Caddy’s worth $2,950. Since you’re wondering, the townhouse is in a 55 and older community. If it were a 30 and under ‘hood, the seller would be offering a Scion.

Where did everybody go? “Mark Vitner of Wachovia Corp. cited a recent Florida Department of Education report anticipating the state would add 47,000 additional students to its public schools in 2006. In reality, the state’s public school population grew by 470 new pupils last year.”

I’ll take the hit on this house if it helps me get out of this ShtHo* place that you people seem to think is paradise.
I really think the lifestyle in PBC sucks for working people.
I have two teenage boys who can’t drive because our car insurance would go through the roof.
I also have a girl that graduated from FSU with a Masters degree (cost me a fortune), and any offers she is gets are far, far away.
There is NO opportunity for working families here. None at all.
My girl keeps telling me that she’s leaving Florida the minute she gets a good offer.
My boys tell me at least weekly they hate it here.
My wife just keeps coming up with reasons to visit her parents and after meeting the people nextdoor, she will sell this house at any amount just to get out.
I think it has allot to do with the pimped out Navigater in the driveway and all the gold teeth.
Florida is not what it used to be. It used to be nice.
You can have the whole state. and for the sake of the US, we should just break it off and push it over the cuba and give it castro since most of his people are here anyway.

I can feel hurricane season looming. This is going to be an active season, and even if we don’t get hit (we all should hope for that). That will scare off a lot of retirees/snowbirds from buying when they could rent for the winter.
And maximum euphoria/maximum pessemism, isn’t exactly the best timing rule. If you followed that you might have sold in 2004 and missed another 30% appreciation.
Even if we are near the bottom, there is nothing indicating that the market will pop again. You really do have to be a dreamer to actually believe that.

I’d have to say the gold teeth and the pimped out Lincoln, along with the many, many guests that stop bye for just a couple of minutes each would suggest to me, they have a home based business.

I think most of the people on the blog will agree with me on this one..
Anyone who takes any incentive in FL is NUTS.
Because of our taxation system, any incentive you take (that is going to increase the sale price) is going to be figured directly into your taxes for the rest of the time you own the home! Do you want to pay RE tax on that caddy for the next 10 years?
Just lower the price. No cash back at close, no paying my closing costs, etc, etc. Just lower the price. Hand money under the table to lower the price. Do anything to get that price recorded as low as possible. Because that will set your taxes for the rest of your time in that home (under our current tax system).
Incentives with SOH? You would have to be retarted.
Oh, and if portability ever passes, you will get to pay RE tax on that stupid car/vacation/10K cash back/etc for the rest of the time you live in FL.
The upshot? Don’t take incentives, it’s not worth it and will cost you FAR more in the long run.

Not even close. We have a whole new process to start (which is just finally kicking off) which is the death of the sub-prime lenders, and the return to traditional lending standards. That’s going to domino back through the housing market again, causing the Alt-A loans to start to falter.. This will further tighten credit. Will the prime loans go down? I don’t expect collapse in prime (I do in Sub and AltA). However, prime borrowers are still way over their heads in some cases; prime does not dicate that somone is not over their head, only that they are historically a good credit risk.
I give it 2 years, and we will be back to 10% down, no more then 3-4X income lent for any purchase, and only with a decent/good FICO. What do you think that’s going to do to our market? The median home price is right around 8X median income right now….

I just bought a home for $170K that appraised out at $195K legitimately, nowing how some of you investors had the homes you bought appraised out the roof and now you are sucking wind big time. I just waited patiently for this to happen! The seller paid all of my cloing cost and I got 100% financing with a 6.75% fixed 30yr mortg. All I brought to the table was my John Hancock and not one red cent not even an EMD oh and did I say that my home is on three (3) lots worth $140K and I’m an African-american Female so tell me who got screwed in this deal. I am laughing all the way to the bank!Hahahahahahahahaha

It isn’t that hard to figure out. When I sold my house about 6 months ago, I put up my 1997 Z28 convertible as part of the deal. I used the whole “enjoy the florida sun” thing to sell my house and guess what? it worked. In todays market, youhad better be a step above the competition.

Here is “spa”, who is a new homeowner, maybe bragging a bit, but nonetheless, telling us about her obviously first home, she’s excited in her accomplishment, and here’s comes along this twit racist Michele. Maybe she is the wife of that Olympia loser?
Granted, 200k is probably not in the best neighborhood, but I’ll tell you what. You have to start somewhere in homeownership, and that’s what some of these new homeowners are not doing, and “spa” is. Some people think it is their god given right to have their first home be something larger than their wallet. That is why many people are singing the blues. They bought something they really couldn’t afford.
“spa” seems to me to be in a good position. I would advise her to stay positive and focused. Fix up the place to the best of your ability, make it yours, and enjoy it.
Michele, on the other hand, is a self-centered slob who thinks her turds smell like daisies. She needs a smack upside her filthy head.

Oookkkaaayyy, What was that all about? If you do your research the worst zip codes to live in are 33404 and 33407 and I bought the home in neither one! So for all your cousins Michelle and By to Spa who were buying up Villa Rosa like it is just what it says a Village of Roses I don’t think so but DR Horton suckered you all in with it’s Manor Homes more like an overpriced apartment right smack in the hood. Now you have to find renters because you just figured it out. My neighbors getting screwed I have you know that some of my closest friends are white to whoever (By To Spa) is. And Michele you never know Your husband probably gave me the money. We all know how they like a little Brown Sugar.
