Too much development on Ga. 74?

The longer I live in Peachtree City, the more I realize that each neighborhood tends to operate as a community unto itself. That doesn’t mean that folks in one subdivision don’t go to school, play ball, socialize or otherwise intermingle with folks in another, but it does mean that what appears to be good for one neighborhood might be considered a catastrophe for an adjacent one.
Take for example the proposed commercial development on Ga. 74 and Holly Grove Road. A developer, Columbia Properties, wants to build a sizable retail center with a “big box” home improvement store and an associated fuel station, a large soft goods (clothing) retailer, five outparcels to include chain restaurants, a bank and a day care facility and another retail strip with smaller local shops. The development—which combined with the Publix-anchored Wilshire Pavilion across the street would surpass Kedron Village in terms of square footage—is designed to incorporate a realignment of Rockaway Road, which the state is planning in conjunction with the second phase of the widening of Ga. 74.
While more stores and restaurants on the Southside of the city might sound like a good idea to residents in some neighborhoods off Robinson, Braelinn and Redwine roads, it sounds like a pretty bad idea to many of the residents in my neighborhood, Wilshire Esates.
If the planning commission were to approve the commercial rezoning the developer is requesting, Holly Grove Road, which is the heart and soul of the entire 248-home neighborhood, would surely become a cut-through for motorists traveling east from Coweta County up Rockaway Road and those traveling west from the eastern side of Peachtree City to the new development.
Since Wilshire Estates would bear the most obvious brunt of the development in terms of traffic, child safety and crime issues, it’s the only neighborhood making any noise with city officials. Yet I would argue that the whole Southside of Peachtree City will feel these negative effect from a new commercial development. Coweta residents taking the shortcut to Fayetteville would also use Robinson Road and Peachtree Parkway, creating increased traffic and child safety concerns for them as well.

It bothers me that older retail centers, like Braelinn, have empty parcels (Ginza restaurant’s been gone for months) and storefronts. Meanwhile, there’s a rush to build more centers on the outskirts.

I live in Summergrove - at least people in Peachtree City still have a say! Drive west on 34, if you haven’t been there in a month, you’ve probably missed the 20 or so new big box retail centers, chain restaurants, etc that have been thrown up since then in Newnan. Get used to it PTC, just wait till the newest giant planned development gets plopped down in Sharpsburg.

I honestly cannot understand why people are so up and arms about this. Development means that the property value will increase and, no matter how much people complain, once it is built everyone (especially with kids using the baseball field) will be glad to have nearby shops to go to while they wait for little league to finish. Because I care about my property value, I am looking forward to having a Home Improvement store there! I think this is a great idea and the neighbors immediately around the area should not be deciding for everyone or think that their opinions represent the entire area. I think this development is a great idea!

Hey Elizabeth,
Who said property values will increase? I know my home won’t go up in value. You say once it’s built then we will be happy it’s there. Sorry but as I told my wife many times, I’m glad we moved here because of all the green space and lack of commercial development. If I need to go to a big box bad enough I’ve got no problem going to Fayetteville. I’d suggest if you are so for the new development buy one of their houses. Then you can walk to Lowe’s to get your home improvement things.

WAKE UP PEACHTREE CITY. If we allow this rezone, the current land in PTC that is zoned industrial that is not currently in use will turn into one giant shopping center with multiple big box stores lined up on Hwy 74. HEY CITY OFFICIALS if we THE TAX PAYING RESIDENTS OF PTC wanted that we would have moved to a different city. LISTEN TO YOUR CONSTITUENTS. Stick to the Land Use Plan of the City. Consider the NEGATIVE impact on city resources. U may see sales tax $$$$$ in the short run. LOOK AT THE NUMBERS…A DEVELOPMENT LIKE THIS USES MORE CITY RESOURCES THAT IS GIVES THE CITY…WHAT?? A net drain to the city. I’m sorry, what did you say the benefits to this are?
CALLING ALL PTC TAXPAYERS: Get to the Planning Commission Public Hearing on Monday, 3/26 at 7PM and show your opposition. Just your presence will be a statement.
